Sandwell Metropolitan Borough ยท Black Country ยท West Midlands
Oldbury (B68) is a market town in the Sandwell Metropolitan Borough, located in the heart of the Black Country approximately 4.5 miles southeast of Dudley town centre and 6 miles west of Birmingham. It serves as the administrative centre of Sandwell Council.
Historically an industrial powerhouse during the Industrial Revolution (iron, steel, and chemical industries), Oldbury has transitioned into a mixed residential and commercial area. The town is divided into several neighbourhoods including Brandhall, Bristnall, Causeway Green, Langley Green, Londonderry, Old Warley, and Rood End.
The built-up area population was 45,187 (2021 Census), estimated at 47,062 in 2024. The wider 4-ward area houses approximately 50,600 residents. The median age is 38, with 62% homeownership rate and an average monthly income of ยฃ2,006.
Overall Crime Rate (2026): 84 crimes per 1,000 people โ 6% lower than the West Midlands average of 90/1,000 but 17% higher than the national average. Oldbury ranks among the top 5 most dangerous medium-sized towns in the West Midlands.

B68 (Oldbury) offers a mixed investment picture. The area benefits from excellent transport links (M5 J2, Sandwell & Dudley station, frequent buses), strong rental demand due to commuter access to Birmingham and Wolverhampton, and affordable entry prices in many streets.
However, crime rates are elevated (though below the West Midlands average), and the area has a mixed reputation. The best opportunities lie in lower-value streets where yields can reach 6-8% (e.g., Hagley Road West flats, Barker Street terraces). The Oldbury Golf Course redevelopment (190 homes + new school + 67-acre park) is a significant regeneration catalyst expected to boost the area over 3-5 years.
For BRRR, properties in need of renovation in the ยฃ80-150K range offer good potential. For BTL, 2-3 bed terraces in the ยฃ150-200K range yield ~5-5.5%. HMO potential exists near the town centre and transport hubs.
